SECTION B — REGISTERED USERS

Section B governs the additional rights and obligations that arise when a visitor creates a free account on the Platform

1.1 User Account

a. Registration on the Platform is free of charge. To register, you must provide your full name, a valid email address, and a secure password.

b. You must be at least 18 years of age. By registering, you represent that the information you provide is accurate and that you have the legal capacity to accept these Terms under the laws of Barbados.

c. You are solely responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.

d. You must notify us immediately if you suspect any unauthorised access to your account.

e. We reserve the right to suspend or close accounts that are inactive for more than 24 months or that are found to be in breach of these Terms.

1.2 Account Features 

Upon registration, you will have access to the following features at no charge:

a. Save searches

b. Create property alerts, notifying you when new Listings matching your criteria are published.

c. Create a shortlist to compare Listings.

Upon further verification, including providing details about your homebuying, selling and mortgage status

a. Exclusive access to the Listing Members Advance  Scheduling Tool, where available. 

b. theresider.co reserves the right to modify, add, or remove features available to Registered Users at any time, with reasonable notice where practicable.

1.3 Enquiries to Members

a. When a Registered User submits a property enquiry via the Platform, account name and contact details will be shared with the Listing Member for the sole purpose of responding to your enquiry.

b. By submitting an enquiry, you consent to this disclosure. theresider.co is not a party to any communication or transaction that results from a property enquiry and accepts no responsibility for the conduct of Members in responding to enquiries.

1.4 Account Conduct

In addition to the prohibited conduct set out for all Visitors in Section A, as a Registered User you must not:

a. Create multiple accounts for the same individual or use another person’s account.

b. Submit spam, unsolicited communications, or bulk enquiries to Members.

c. Use saved search or alert features for commercial data collection purposes without our written consent.

d. Share your account credentials with any other person.

1.5 Termination of Account

a. You may close your Registered User account at any time. Upon closure, your personal data will be handled in accordance with Section D – Data Retention

b. theresider.co may suspend or terminate your account at any time if we determine that you have breached these Terms. 

2.1 Information Required

a. Account information: full name, email address, social media username( optional) and hashed password.

a1. Homebuyers information: name of mortgage provider and value and property search criteria

a2. Homesellers information: homeowners and property details

b. Saved searches and alert preferences.

c. Enquiry records: contact details submitted with property enquiries, and records of which Listing Members received them.

d. Market Report access logs: records of which reports were accessed and when.

3.1 Personal Data

We do not sell personal data. We may share information with:

a. Listing Members: Registered Users contact details are shared with the relevant Listing Members when a property enquiry is submitted by that user.

b. Service providers: hosting, payment processing, analytics, email delivery, virtual tour technology, and floor plan rendering providers, under strict data processing agreements.

c. Legal authorities: where required by Barbados law or court order.

d. Business transfers: in connection with a merger or acquisition, subject to equivalent data protection obligations

e. Registered User account data: for the duration of the account plus 7 years.

f. Enquiry and communication records: 3 years.

4.1 Account Updates

We reserve the right to update these terms and conditions at any time. Material changes will be notified to Registered Users by email. Continued use of the Platform constitutes acceptance.
